Project Viability and Feasibility - When assessing if a project is viable, we can consult on sale projections; from price per square-foot on various size units, to the total sell-out. Having studied the local ‘comps’ for many years, we can often provide this valuable information in real-time.

Consumer-Driven Design - Some of our best ways to help our developer clients come long before the sales process. While we are not real estate developers nor architects, we have assisted hundreds of buyers in the purchase process and have a deep understanding of their psychology and needs in our local market. We can advise on things such as ideal size and layout of units, design finishes, and parking requirements.

Pricing Strategy - Pricing can make or break your project. We provide you with up-to-the-minute market data so that you can make an informed decision on which numbers will drive interest and maximize your profits.

Staging - We come with a comprehensive referral list of stagers and designers. Staging shows how a space might work, it makes rooms feel larger, and it can also can be a beneficial tool in rectifying an architectural design flaw.

Pre-sales - We realize that one of a developer’s main goals is to get the project sold out as soon as possible. Extra time spent on the market increases the carrying costs which diminishes profits. We’ve successfully sold out multiple projects 100% pre-completion. We are skilled at walking buyers through all the specs and blueprints and selling them on the vision.

Broker Outreach - In today’s real estate market, an overwhelming majority of buyers are represented by a buyer’s broker. Therefore, it’s critical that these brokers have not only heard about your development but have viewed it and are enthusiastic about selling it to their clients. Over the past 30 years, we’ve cultivated excellent broker relationships and we have the ability to get excellent turnout at broker events that we regularly host such as caravans, open houses, luncheons and wine and cheese parties. We also leverage email marketing and personally call other local brokers.

Punch-List Coordination - We help with the negotiation, coordination, and inspection/completion of all punch list items. With lots of experience working with contractors, we are skilled at communicating technical items, and managing buyer’s expectations in order to minimize disagreements.

Move-in Coordination - We help facilitate the buyer’s move into your development, and coordinate all items such as keys, times, etc. with the owner, project manager, or contractor.
